Perhaps in order to enjoy a pick up and go lifestyle, condo living is the best option for you.&amp;nbsp;&amp;nbsp;You should note though&amp;nbsp;that condos can restrict your freedoms through a set of rules and bylaws governing how you may use your unit.&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;Among some of the advantages for those who welcome the change in lifestyle, outdoor maintenance like lawn mowing and snow shoveling is eliminated from your chore list, along with other maintenance items like making repairs to roofs, garage doors or fences.&amp;nbsp; Those are all items that are conveniently covered by your monthly maintenance fees when you choose condo living.&amp;nbsp; Your neighbours are MUCH closer than&amp;nbsp;ever before but&amp;nbsp;sacrificing some privacy in exchange for&amp;nbsp;some freedom from the honey-do list might be well&amp;nbsp;worth it for some.&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;So because so many people today call their condominium home, let's look at the specific ways it differs from other types of home ownership.&amp;nbsp; Condo ownership is divided among two or more parties, each of whom owns a portion of the structure separately, and a portion of it in common.&amp;nbsp; For example, if you're an owner in a high-rise condominium where there are several other owners, you own a unit individually, and it is legally registered in your name at the land registry office.&amp;nbsp; You also own a proportionate share of the common areas in the development.&amp;nbsp; These generally include the outside grounds, recreational facilities, lobby, elevators, stairs and hallways, as well as the air conditioning, electrical and plumbing systems.&amp;nbsp; Some common areas may be reserved for the exclusive use of specific owners, such as roof gardens, backyards (in town homes, for instance), balconies, parking spaces and storage lockers.&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;As a unit owner, you are automatically a member of the condo corporation, which manages the owners affairs.&amp;nbsp; You are essentially a voting member of a self governing community.&amp;nbsp; Each unit is awarded one vote, regardless of how many owners, residents, bedrooms or square feet are involved.&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;In addition to the costs associated with owning your own unit (mortgage payments, taxes, etc.), you are also required to pay your proportionate share of owning and maintaining the common areas.&amp;nbsp; This is paid in the form of a monthly maintenance fee.&amp;nbsp; In Ontario, at least 10 per cent of this fee must be held in a reserve fund to pay for major repairs on items like heating systems, roofs, plumbing, etc.&amp;nbsp; If you are thinking about&amp;nbsp;buying a unit in an older building, be sure to satisfy yourself that the&amp;nbsp;reserve fund is sufficient to pay for any anticipated&amp;nbsp;major repairs to areas like the roof, underground garage or mechanical equipment.&amp;nbsp;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: left;"&gt;I welcome your questions and feedback&amp;nbsp;regarding&amp;nbsp;this or any other posts in this blog.&amp;nbsp; So, when contemplating one of the biggest purchases you will ever make, a home, dealing with a lending institution to provide the money necessary to make that purchase is a must. The problem is that many of us have little or no knowledge about the terminology that gets thrown around in the world of mortgage financing and you may feel a little lost.&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;Here are a few terms that will help you navigate this wonderful new world when dealing with mortgage brokers, bankers and realtors:&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;• MORTGAGE TERM Lenders will only loan you money for a specific period of time called the mortgage term. The term can range from six months to five years (although some lenders may offer longer terms). When the term is completed, the remaining principal amount is payable in full, unless you renew the mortgage (or arrange new financing) for another term.&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;• AMORTIZATION Few of us can pay off the entire principal of a large mortgage in a six month term, or even a three-year term. Imagine your monthly payment if you did! So, to make it easier, lenders calculate or “amortize” the mortgage payment over a much longer time, often as long as 25 to 30 years. They are not loaning you the money for a single 25 year period, they’re just calculating the payment schedule as if it will take you that long to pay back the principal, plus interest. During the amortization period you will probably renew the mortgage for several terms. The longer the amortization period, the more money you pay in interest. Conversely, the shorter the period, the more you’ll save in interest costs.&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;• INTEREST RATES As you probably already know from credit cards or car loans, interest is the cost of borrowing money. Over years or months, the interest rate that lenders charge can rise or fall by several percentage points. Although interest rates fluctuate with the economy, the rate charged on your mortgage, and therefore your monthly payments, will be fixed for each term of the mortgage except in the case of variable rate mortgages. This is important to you because the rate of interest to which you commit at the beginning of the term can have a huge effect on the amount you pay monthly for your mortgage. This is especially true in the early years of a mortgage, when almost all of your payments is used to pay the interest, and very little is applied to the principal.&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;• PAYMENTS Most mortgage payments consist of two parts: 1. Principal and 2. Interest. This is known as a ‘blended’ mortgage payment. Each payment reduces the balance owed on the mortgage by the portion of the payment that is credited to the principal.&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;• PREPAYMENT PRIVILEGES The total amount of interest you pay over the life of a mortgage may surprise you. For example, a $50,000 mortgage, amortized over 25 years at a 7% interest rate, will cost you $55,061 in interest alone over the mortgage amortization period. That’s more than what you initially borrowed. Decreasing the total amount of interest paid, would make you happier, right? To do that, simply make extra payments toward reducing the loan’s principal whenever you can. The lower your principal, the less overall interest you’ll pay. But remember that for many mortgages, principal prepayments will not reduce your monthly payment amount during the current term. Fully open mortgages (those with no prepayment restrictions) let you make extra payments towards the principal anytime you want. Fully closed mortgages don’t allow prepayment privileges. Partially open mortgages (or partially closed) allow you to make very specific prepayments at certain intervals. For example, they may let you make one additional payment of no more than 10% of the principal each year.&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;Because I know that all of this information could be overwhelming, especially if you are a first time homebuyer, I will leave it here for now. We know that it all starts from the curb side when a potential buyer drives up to your home. But, with all good relationships, like the one you probably have with your home, there is always a compromise to be made.&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;Something you should not compromise on is your commitment&amp;nbsp;to get your property staged by a certain date.&amp;nbsp; Set a timeline&amp;nbsp;and be accountable to that time line.&amp;nbsp;Your real estate sales representative can be the perfect accountability partner in this process. Remember that your goal is the same as your realtor’s, to sell your house in the shortest time frame and for the best possible price. In order to accomplish that goal, your home must be ready to show at its best for the length of the listing contract. Don’t procrastinate on anything you can do right away. Enlist the help of friends and family if necessary and for the big jobs, assign a due date and stick to it.&lt;br /&gt;&lt;br /&gt;Life is a series of compromises. Staging can present you with situations where you must compromise. If your budget is limited, deciding where the money will be best spent isn’t always easy. For example, your kitchen floor is vinyl, looks very worn and has some tears in it. The main bath has green tile that is in good condition but looks dated. Your compromise comes in choosing to do the job that will give you the highest rate of return since you know you don't have the budget to change both. In this case, the choice is obvious; the kitchen will give you best overall look to sell your property for the highest price. As for the bathroom, let’s compromise. You can stage it with a neutral wall colour, white towels and accessories. In order to give it a crisp fresh look remove bottles, brushes, and other items from all counter tops. Depending on the lender, the premium can be added to mortgage payments.&lt;br /&gt;&lt;br /&gt;• Insurance: The lender will require proof of property insurance for the replacement value of the house and its contents from the day you take ownership.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;• Title insurance: Provides coverage in case of problems with the property title among other things. The cost is relatively low, usually a few hundred dollars. Talk to your lawyer and/or lender about title insurance&lt;br /&gt;&lt;br /&gt;• Appraisal Fee: Lenders typically loan a percentage of the home's purchase price or the market appraisal of the property. Talk to your financial institution about the cost since it depends on the size and complexity of the assignment. &lt;br /&gt;&lt;br /&gt;• Land Survey: The lender may ask for a current survey or certificate of location before signing off on the loan. There can be a substantial cost for having a new survey done on the property.&amp;nbsp; Always make sure that the Agreement of Purchase and Sale has a clause that&amp;nbsp;asks the seller for a copy of any current or up-to-date surveys that they may have in their possession.&amp;nbsp; Always get it in writing.&lt;br /&gt;&lt;br /&gt;• Deposit: A deposit normally goes with the formal offer to purchase and is usually payable to the Listing Brokerage where it is held in the brokerages trust account until closing.&lt;br /&gt;&lt;br /&gt;• Application Fee: Some lenders will pass on the cost to process your application. These fees vary and some lenders will waive entirely if you have other accounts with them.&lt;br /&gt;&lt;br /&gt;• Mortgage Broker's Fee: If you use a mortgage broker, a fee may be charged to arrange a mortgage on your behalf.&lt;br /&gt;&lt;br /&gt;• Home Inspection Fee: An inspection protects the buyer by revealing any problems in the property that you'd want to know before you move in.&amp;nbsp; Depending on the inspector, an inspection of a&amp;nbsp;typical 3-4 bedroom, 2 storey, detached home can cost you somewhere in the range of $350.00 to $450.00.&lt;br /&gt;&lt;br /&gt;• Legal Fees: You can save some of the legal fees usually charged by the lender if your lawyer draws up the mortgage. You'll also pay for disbursements which are the costs involved in drawing up the title deed, conducting a title search, and preparing and registering the mortgage.&lt;br /&gt;&lt;br /&gt;• Land Transfer Tax: The LTT calculation is as follows for Ontario (Ciy of Toronto LTT is not included):&amp;nbsp;&amp;nbsp;The tax rates on the value of the consideration are:&lt;br /&gt;&lt;br /&gt;0.5% amounts up to and including $55,000&lt;br /&gt;1.0% amounts exceeding $55,000 up to and including $250,000&lt;br /&gt;1.5% amounts exceeding $250,000&lt;br /&gt;2.0% amounts exceeding $400,000 where the land contains one or two single family residences &lt;br /&gt;&lt;br /&gt;First time home buyers qualify for a maximum $2,000 (LTT on a $227,500 home) provincial rebate and a maximum $3,725 (LTT on a $400,000 home) City of Toronto rebate. &lt;br /&gt;&lt;br /&gt;• Goods and Services Tax: The purchase price of resale homes is exempt from the HST. The purchase price of newly constructed homes is subject to HST. New home buyers can apply for a 36% rebate of the federal portion of HST applicable to the purchase price to a maximum of $6,300 for homes costing $350,000 or less. For new homes priced between $350,000 and $450,000, the rebate on the federal portion of the HST rebate would be reduced proportionately. New homes priced $450,000 or higher would not receive a rebate of the federal portion of the HST. Whatever the reason(s) major changes in our lives are often the catalysts for a selling decision.&lt;br /&gt;&lt;br /&gt;If a job change or transfer is the reason for the decision, be aware that employers will often help. They may offer to pay the real estate commission for your existing home and/or pay for moving expenses. Some employers may even offer to buy your home so that your equity (the difference between your home’s selling price and your mortgage) is available for the down payment on the next home. This can be very beneficial, especially if you must move quickly.&lt;br /&gt;&lt;br /&gt;Changes within a family are often the most common reason for deciding to sell. An upcoming marriage or the birth of a child might mean that you’ll need three bedrooms instead of two. text-align: center;"&gt;&lt;br /&gt;&lt;/div&gt;When we really think about it, what do we do every day before we leave our homes?&amp;nbsp; We STAGE our appearance so that others see only the best of us during the course of the working day.&amp;nbsp; Let's face it, if people saw what we really look like in the morning, most would run far and fast!&lt;br /&gt;&lt;br /&gt;So why is it that sellers don't see the value in preparing their home for sale so that during the course of the sale buyers will see only the best features of their home?&amp;nbsp; Well, I think I may have the answer and that is because most real estate sales representatives will tell their clients that &lt;br /&gt;&lt;div class="separator" style="border-bottom: medium none; border-left: medium none; border-right: medium none; border-top: medium none; clear: both; text-align: center;"&gt;&lt;br /&gt;&lt;/div&gt;they need a consultation with a professional home stager who will then charge them for their time&amp;nbsp;PLUS the furniture and accessories that are placed in the home.&amp;nbsp; Don't get me wrong.&amp;nbsp; There are circumstances where that consultation and the use of furniture and accessories is ABSOLUTELY NECESSARY and a great real estate sales representative will have an expert on speed dial.&lt;br /&gt;&lt;br /&gt;The same way I may need someone to guide me in the right direction of colour and pattern when buying a new suit and accessorizing it, so may a client need guidance about colour and pattern in their home when putting it on the market.&amp;nbsp; So if&amp;nbsp;you are willing to keep an open mind and&amp;nbsp;listen to your&amp;nbsp;realtor, there are three key things he or she will tell you:&lt;br /&gt;&lt;br /&gt;&lt;ol&gt;&lt;li&gt;FIRST IMPRESSIONS are always lasting and personal&amp;nbsp;decor is the OPPOSITE of staging a home for sale.&amp;nbsp; Those deep red walls that you love in the dining room because they remind you of your favourite Bordeaux&amp;nbsp;may completely turn off a potential buyer.&amp;nbsp; You have less than 60 seconds to make a lasting positive impression when someone walks into your home and the last thing you want them to&amp;nbsp;think is, "loved the layout of the house but I'm going to have to paint every room".&amp;nbsp; border-left: medium none; border-right: medium none; border-top: medium none;"&gt;Less is ALWAYS more.&amp;nbsp; Most, if not all, fashion designers or personal stylists will tell you the following:&amp;nbsp; If you put on three accessories with an outfit, look at yourself in the mirror and remove one or two; and always accentuate your best features. &amp;nbsp;The eye is always looking for a place to&amp;nbsp;focus.&amp;nbsp; Give&amp;nbsp;buyers a place&amp;nbsp;to&amp;nbsp;focus so that&amp;nbsp;they can admire the&amp;nbsp;best features of your home.&amp;nbsp; For example, if you have five pieces of furniture in a small room, remove three of them or; if you have&amp;nbsp;a beautiful bay window that can fill a room with natural light and a good view,&amp;nbsp;the last thing you want to do is cover it up with&amp;nbsp;dark heavy draperies or&amp;nbsp;big, heavy furniture.&lt;/li&gt;&lt;li&gt;Once your&amp;nbsp;home is for sale, it is a PRODUCT that you must&amp;nbsp;make&amp;nbsp;appealing to the widest possible audience.&amp;nbsp; You've&amp;nbsp;probably already guessed that&amp;nbsp;I am somewhat of a&amp;nbsp;minimalist but my recreation room is a place where I love to display old and new family photos, souvenirs&amp;nbsp;and artwork from our travels.&amp;nbsp; We have a "feature wall" displaying MANY photos of our kids at different stages of their lives.&amp;nbsp;&amp;nbsp; During the course of&amp;nbsp;day-to-day living this is OK.&amp;nbsp; Our personal style is in part&amp;nbsp;a tribute to our family.&amp;nbsp; But,&amp;nbsp;if I put my home up for sale tomorrow, ALL of it must come down.&amp;nbsp; Why?&amp;nbsp; Because, when someone walks into that room I need them to take mental ownership of the space and imagine themselves and THEIR family photos gracing our walls.&amp;nbsp; This can only be achieved if&amp;nbsp;they have a blank slate to look at.&lt;/li&gt;&lt;/ol&gt;So, while the value of professional stagers is undeniable, the expertise of your realtor is invaluable and is something that every seller should&amp;nbsp;take advantage of.&amp;nbsp; Remember, we see hundreds of homes!&amp;nbsp; We always look at a home from a buyers perspective and our goal is the same as yours:&amp;nbsp; To sell your property for the highest possible price in the shortest&amp;nbsp;possible time so that you can achieve your goals!&amp;nbsp; With the recession retreating, the report found that home prices are stabilizing and unit sales are increasingly driven by improved affordability.&lt;/span&gt;&lt;/div&gt;&lt;div align="justify"&gt;&lt;span style="font-family:verdana;"&gt;&lt;/span&gt;&lt;/div&gt;&lt;br /&gt;&lt;div align="justify"&gt;&lt;span style="font-family:verdana;"&gt;The market’s strong showing in the third quarter has led some commentators to refer to the current conditions as the beginning of a real estate boom. Royal LePage cautions that the increase in sales activity and firming of house prices are the product of a normal market correction and not the beginning of another aggressive expansionary cycle. "Once housing supply returns to normal levels, we believe the economy will support modest pricing growth into 2010”, said Phil Soper, president and chief executive, Royal LePage Real Estate Services.&lt;/span&gt;&lt;/div&gt;&lt;br /&gt;&lt;div align="justify"&gt;&lt;span style="font-family:verdana;"&gt;&lt;/span&gt;&lt;/div&gt;&lt;div align="justify"&gt;&lt;span style="font-family:verdana;"&gt;Ontario saw home prices stabilize or gain slightly year-over-year with much of the recovery occurring throughout the strong third quarter. A shortage in housing supply is leading to bidding wars in several cities. &lt;/span&gt;&lt;span style="font-family:verdana;"&gt;In Toronto and the Greater Toronto Area, the real estate market saw a distinct pause earlier this year. House prices, however, did not fall dramatically due to a reduction in the number of listings on the market.&lt;/span&gt;&lt;/div&gt;&lt;br /&gt;&lt;div align="justify"&gt;&lt;span style="font-family:Verdana;"&gt;&lt;/span&gt;&lt;/div&gt;&lt;div align="justify"&gt;&lt;span style="font-family:Verdana;"&gt;It is a modest recovery but a recovery nonetheless and that change is reflected in the housing market,” said Soper. Although key economic indicators are showing signs of improvement, fears over job security and economic instability will keep many Canadians in their current homes. “Until they are convinced things are back to normal, some people will not put their homes up for sale and we’ll continue to have constrained supply.” &lt;/span&gt;&lt;/div&gt;&lt;div align="justify"&gt;&lt;span style="font-family:Verdana;"&gt;&lt;/span&gt;&lt;/div&gt;&lt;br /&gt;&lt;div align="justify"&gt;&lt;span style="font-family:Verdana;"&gt;&lt;em&gt;This trend of constrained supply can only mean less competition and sustained values for those who will sell within the coming months. The maximum time allowed to pay off a mortgage (the amortization period) is now 35 years. Prior to October 15, it was 40 years.&lt;/div&gt;&lt;br /&gt;&lt;div align="justify"&gt;2. Homebuyers now must make a minimum down payment of at least 5% of the purchase price of the home. Previously, it was possible to borrow 100% of the purchase price.&lt;/div&gt;&lt;br /&gt;&lt;div align="justify"&gt;3. The new rules only apply to high-ratio mortgages, i.e. where the homebuyer makes a down payment of less than 20% of the purchase price. In Canada, these mortgages require the homebuyer to obtain mortgage default insurance.&lt;/div&gt;&lt;br /&gt;&lt;div align="justify"&gt;4. Individuals who already hold mortgages with 40-year amortizations and/or down payments of less than 5% are not affected by these changes.&lt;/div&gt;&lt;br /&gt;&lt;div align="justify"&gt;5.
